Summit-eers, we hope to see you in High Point this fall. Though we're not throwing another big shindig Summit, there is always something special happening at Market that makes the trip unforgettable. Fall 2024 heralds in the NKBA | KBIS Design Experience, a first-of-its-kind event series - featuring educational programming, live culinary demonstrations, and panel discussions offering plenty of inspo and kitchen and bath insights. Open for three dates, Oct. 26-28 the pop up will be located on Fred Alexander Place along Hamilton St. and the roster of special guests is insane: Clodagh, Celerie Kemble, Michel Smith Boyd, and Cindy Allen to name but a few.

Did you know that we had Staging Royalty at our Summit? Yep, nationally recognized home stagers Johnathan Miller and Nikki Watson, two top names in the real estate design world were in attendance, tag teaming a breakout session that shed light on key differences between staging and vacation rental design. Both designers have successfully segued into VRD while keeping their dayjobs!.

Here, Miller and Watson reiterate what distinguishes one from the other:

Miller: Home staging typically aims to appeal to a broad audience with neutral designs that create a blank slate for potential buyers. Vacation rental design, however, allows for more creativity and personalization.

Watson: Staging can sometimes read ‘vanilla.’ With VRD on the other hand, wallpaper, Color, and Murals are often used to make the property feel vibrant unlike a staged house.

Miller: While aesthetics are important, the comfort of guests is paramount. Designers must balance stylish elements with comfort to ensure guests feel at home.

Watson: Staging furniture is NOT VRD furniture. For staging, furniture is lightweight and appealing to the eye, and not necessarily durable. VRD furniture needs to be able to hold up to traffic, almost commercial grade in a sense, and not easily damaged.

Miller: Vacation rental guests seek more than just a place to stay; they want an experience. Designers should focus on creating spaces that are not only comfortable and functional but also evoke a sense of adventure and uniqueness.

Watson: VRD is a chance to be creative and playful, to bring the online audience in through the story of the stay.

One key similarity between the two design categories - online appeal.

Miller: The common factor of Staging and VRD that designers should consider is how the space will look in pictures. For VRD, visual appeal can significantly influence booking decisions.
